Updates

March 20, 2020

This week work has been completed on the following:
  • Stair railings
  • Pump and filter plumbing
  • Rough carpentry
  • Dirt work in front of pool
In addition, all fencing is complete with exception of gate latches with panic bars. The facility is also secured.
Topsoil, landscape and seeding delayed due to wet weather.  The irrigation water meter and supply line has been installed.
In-pool lights timer has been installed and the lights are operational.
Construction materials and equipment have been removed from the site and the parking lot has been cleaned.
The POA maintenance staff is also being trained.

Feb. 7, 2020

  • The main drain back fill has been completed.
  • Pump and filter plumbing is complete.
  • The state has inspected the pump and filter plumbing and the application for operation permit has been requested.
  • The Irrigation and landscaping plan is also complete.
  • Caulking is complete with the exception of a few doors, which are waiting for paint. Those are expected to be completed in March.

Jan. 30, 2020

  • Completed the privacy fence for the pump and filter area
  • Completed the splash wall for mainline discharge
  • Moved all the windows to be flush with the exterior versus being centered in block

Jan. 24, 2020

  • Completed the walkways and ramps
  • Completed partitions
  • Completed electrical
  • POA-installed streetlights functionally complete

Jan. 17, 2020

  • The walkways are now 50 percent complete. Completion has been delayed due to rain.
  • The plumbing is complete
  • Electrical work is 95 percent complete.

Jan. 10, 2020

  • The new windows have been installed
  • Main power has been connected to the building and the temporary power system has been removed
  • The pool painting and ladder installation are complete
  • Fencing is 5 percent complete
  • The in-pool shade structure is complete
  • The ceiling under the porch area is complete. This item is a field adjustment to add, no change order required.
  • The front and back concrete stairs and landings are complete
  • All interior trim is complete
  • The interior lights and receptacles are complete
  • The concrete counter top is complete
  • Plumbing is 80 percent complete

 

Dec. 20, 2019

  • The pool walls are painted
  • The backfill from the bathhouse to the pool deck is complete
  • The ceiling is complete.
  • The electrical wiring in the bathhouse conduit is complete
  • The Hot Springs Village POA executed its first contract change order which resulted in a price reduction of $18,588 with a new contract amount of $1,205,832. The total project cost of $1,251,546 remains unchanged

 

Dec. 12, 2019

  • The painting phase is complete.
  • The north and south sides of the building walkways are complete.
  • Ceiling supports are complete
  • The backfill from the bathhouse to the pool is 50 percent complete
  • The safety railing around the pump pit is complete.
  • All doors are hung

Dec. 5, 2019

  • The pool deck phase is complete
  • The shade structure phase is complete. A fabric top will be installed prior to opening and will be removed when the pool closes each year
  • The roofing phase is 80 percent complete. There is a pending material delivery to complete the fascia, soffit and gable ends. The vents delivery six weeks out due to rejection of the vents installed
  • Eighty percent of the interior bathhouse wall have been primed and 25 percent has been painted
  • Pool walls are grouted and ready for paint
  • Main power supply conduit and transformer pad are completed
  • Eighty percent of the POA portion of the sewer line is installed.

Nov. 21, 2019

  • Six sections of pool deck have been completed. Seventy five percent of pool deck is complete
  • In-ceiling electrical and plumbing has been installed in bathhouse
  • The roofing phase is 80 percent complete.
  • Backwash drain piping now to existing manhole
  • Thirty percent of interior bathhouse walls have been primed. It has been delayed due to plumbing and electrical work conflict.

  • Top plate and trusses. Roof decking 80 percent complete
  • Two sections of pool deck resulting in 30 percent of pool deck
  • Preparation for 30 percent more pool deck concrete.

  • Top plate for trusses 50 percent complete

  • Masonry block for bathhouse delivered. Accent block delivery pending

  • Under deck piping and pressure tested
  • Back fill for pool deck 20 percent complete

  • Landscape meeting with garden clubs, awaiting proposal
  • Zero-entry spray features installed

  • State inspection on Sept. 19. Last state inspection until final when pool is operable

  • Pool walls complete with light cannisters
  • Pool slabs 85 percent. Two remaining due to ADA handrail pending delivery
  • Shade structure sleeve installed
  • Underdeck inlet piping complete and approved by all required inspections
  • Pool bench with in-pool light complete
  • Pump pit and walls complete

Sept. 5, 2019

  • Leisure section slabs complete
  • Zero-entry footer poured, 30 percent of slabs poured
  • All inlets in zero-entry piped and readied for concrete. Pressure test complete.

  • Fire Depratment, Public Works and Public Utilities signed off on Arkansas Department of Health approved constructions plans
  • Permit was submitted to the Architectural Control Committee for construction permit
  • Permit was issued by the Architectural Control Committee for outdoor pool construction
  • Bathhouse earthwork completed and soil samples approved
  • Large excavator on site and earthwork for pool layout was dug
  • Notice to Proceed provided to Carrothers Construction

July 16, 2019

A ground breaking ceremony attended by local dignitaries was held at the site of the pool.

Breaking ground at the ceremony were, from left, former Recreation Committee Chair Dave Gati, Board Director Buddy Dixon, Board Director Nancy Luehring, Board Chair Cindi Erickson, Recreation Committee Chair Donna Aylward, CEO Lesley Nalley, General Superintendent for Carrothers Construction Randy Floberg, Project Superintendent for Carrothers Construction Oscar Garza, Executive Vice President for Carrothers Construction Fritz Casper, Project Manager for Carrothers Construction Cherie Worden, Lifestyle and Outdoor Recreation Manager and Project Manager for Hot Springs Village Charlie Brown and Recreation Director Stacy Hoover. Hoover (bottom photo) also emceed the event.

Earlier in 2019

  • The Construction Agreement between Hot Springs Village Property Owners’ Association and Carrothers Construction Inc. was executed in April
  • The Notice to Proceed was provided to the Carrothers Construction Inc for final plan creation and submission to the Arkansas Department of Health
  • The Hot Springs Village Board of Directors approved the Outdoor Pool Replacement at their March 2019 meeting
